Electrical Condition Reports

An Electrical Installation Condition Report (EICR) is a detailed inspection and test of a property’s fixed electrical installation. It assesses the condition of the wiring, consumer units or distribution boards, circuits and protective devices to identify damage, deterioration, defects and potential safety risks.

Why Are EICRs Required?

EICRs help ensure that electrical installations remain safe, compliant and fit for continued use. Electrical installations can deteriorate over time, and regular inspection and testing can identify potential hazards before they develop into more serious problems.

For landlords in England, periodic electrical inspections are also a legal requirement for most privately rented properties, generally at least every five years, subject to the requirements of the previous report.
